Plans review

commercial building under construction

Certified plans examiners review each building plan for conformance with building codes. A licensed structural engineer provides assistance on larger, more complex reviews.

Consultation with Building Plans Examiners for Commercial Applications: Consultation before you apply allows a one on one conversation with the building plans examiner on the project, the county's code, and the process. The Building Division offers two free hours of consultation with staff plans examiners prior to submittal of commercial building plans.

Additional hours of consultation are available at a rate of $53.41 per hour. Consultation with structural plans examiners are available at a rate of $85.00 per hour, for all hours.

Please call Lou Malattia at (360) 397-2375 ext. 4086 or email lou.malattia@clark.wa.gov to schedule an appointment.

Charges for re-reviews of building plans (PDF - 13K): Per Clark County Code 6.140.030, Community Development may charge an hourly rate or actual cost for re-reviews of building plans. This charge applies to all plan review, including structural reviews.

The department imposes this charge beginning with the third review on any given set of drawings. This charge is also imposed on changes to drawings that require a new review, as well as plans requiring a separate review due to incomplete drawings or information.

Fees incurred must be paid before the permit is issued.

Questions regarding the hourly rate, actual costs or when the fee applies may be directed to Jim Muir, Chief Building Official, at (360) 397-2375, ext. 2470.

Additional Submittal Plans: All commercial permit applications will require four full sets of plans upon submittal. This will help expedite the review and permit process.

"Same-As" plan issuance over the counter criteria (PDF - 87K): We are now able to issue permits over the counter when a pre-approved same-as plan is being used and certain criteria is met. Effective 7-18-05.

Erosion Control Signage: Community Development will no longer sell environmental signs, they are now available at a local signage company.
